What we see in Broadmoor

Broadmoor is one of central Richmond's more established family neighbourhoods. Development started in the late 1960s and ran through the 1990s, with later infill into the 2000s and 2010s. The streets β€” Francis Road, Broadmoor Boulevard, the various courts and crescents β€” are largely well-maintained, with homeowners who tend to invest in maintenance.

Housing stock breakdown: - 1970s and 1980s two-story family homes with attached two-car garages: ~55% - 1990s family homes, larger lots, often R-12 insulated doors: ~25% - 2000s+ rebuilds and infill on subdivided lots: ~15% - A handful of older 1960s ranchers: ~5%

Garage door reality: - A significant portion of doors here have been replaced once already β€” usually in the 2005–2015 window when the original 1970s/1980s doors hit end-of-life. - Spring pairs are often on second or third pair. - Openers are mostly current-generation LiftMaster or Chamberlain installs. - Wood frames are mostly in good shape due to consistent ownership and maintenance.

Broadmoor is inland-central Richmond. Salt-air corrosion is minimal. Humidity is the typical Richmond issue.

What fails first in Broadmoor

Mid-life spring failures. Doors replaced in 2005–2015 are now hitting the 10–18 year mark on their newer springs. This is the prime failure window.

Aging openers from the same 2005–2015 replacement wave. LiftMaster screw-drive units from that era, and the early MyQ-enabled LiftMaster boards that lost cloud support in 2023. Replacement is common.

Photo-eye and reversal-system upgrades. Older opener generations don't meet current expectations for smart-home integration or reliability.

Weather strip aging at the 10–15 year mark on the 2005–2015 wave of door replacements.

Insulation delamination on lower-quality 2005–2010 insulated doors that used cheaper foam adhesives. Premium brands (Clopay, Garaga, Wayne Dalton) hold up. Generic-brand insulated doors from that era sometimes don't.

Three years later it's one of my reference installs. They had me back to swap cracked weather stripping last spring ($245). No other issues. The door looks like it cost twice what it did.

Broadmoor is the kind of neighbourhood where investing in a properly-spec'd door pays off because homeowners stay long enough to enjoy it.

A different Broadmoor call from March 2025: a retired couple on Francis Road got hit by the door-to-door scam. A guy in a high-vis vest talked his way in for a "free safety inspection." Produced a $4,650 quote to "bring the door up to current code." The husband called us before they signed. Their 12-year-old Wayne Dalton 9100 needed exactly nothing. The springs had 3–5 years left, the opener was working fine, the photo eyes were aligned, the cables were fine.

I told them: zero work needed. Recommended a maintenance visit in October for $185. The wife cried a little. The husband walked me to the truck and said quietly, "She would have signed it. She just didn't want to bother me at work."

The cost of that visit: I didn't charge them. The cost of the scam they avoided: $4,650. That's a good morning's work.
